A new-build Benahavís villa or resort condo onboarding is a more involved exercise than a resale onboarding — more furnishing scope, higher photography stakes, more architectural detail to honour in the listing. Here's how we run it from developer handover through to first guest stay.

Pre-handover: licensing, design, photography brief

For Benahavís villas (single-family homes outside community-of-owners structures), the April 2025 community-vote rule doesn't apply. The licensing path is the standard Andalucían VUT declaración responsable plus NRUA registration. New-build villa snags can be more substantial than apartment snags simply because there's more property; we expect a list, not zero items.

Initial property photography happens on handover day or the following day if weather and light allow. Furnishing-and-styling phase

A new-build Benahavís villa typically takes six months to find its rental rhythm. Pricing is calibrated against the delivered comparable properties, listing copy refined as enquiry patterns emerge, photography sometimes updated with better seasonal shots once we've operated through one cycle. The first six months' monthly statements show the settling pattern; from year two onwards, the property's income context becomes stable enough to be predictive.
